Advance approval letter is NOT a letter of intent to commit to a fixed interest facility. When your loan-to-value ratio is above 80%, calculated on the lower of the sale value or the estimated value of the home, your approval is contingent upon Tower's capacity to take out private mortgage insurance for your home.
