CoreLogic's chart shows the changes in real estate pricing from an interesting angle. Accelerating the decline in house values from 2006 is breathtaking. In August 2004, for example, house values were 15% higher than in the previous year and in February 2009 house values were 18% lower than in the previous year.

None of the points refer to the previous year. National house price levels appear to have reached their highest point in the third calendar quarter of 2006. In 2012, the rebound from the ground is to be seen and the figures show that a constant rise in house values has continued to this day. However, humans are driving the finance cycle, and some say no to the fact that real estate pricing is about to reach another high.

It is some consolation in the fact that the mean valuation is at a fairly constant single-digit level, which is more sensible than the 2003-2006 valuation. Latest figures show that house price levels still exceed home buyers' incomes, while mortgage interest levels have remained unchanged.
