With mortgage interest falling to multi-year highs, many home owners are wondering whether a new mortgage could help them safe time. Mortgage loans that have recently lost favour - such as fixed-rate and pure interest-rate loans - can, however, also make good business sense in the case of some borrower groups. When you have a question about whether refinancing is right for you - and if so, what kind of loans you should take - consider speaking to a pure certified financial planner.

Some years ago, during the real estate bubble, if you took out a mortgage, you may be amazed to find that the creditors who now refer to prospective buyers are carrying out an overhaul. Before refinancing, know your creditworthiness. It is only owners with first-class creditworthiness who are eligible for the best prices. "Once you think you're going to be refinancing, you'll get a copy of your loan history and make sure that there are no bugs that will pull your scores down," says Rick Palandri, chairman of the First Mortgage of Illinois in Bloomingdale, Illinois. Bugs can be fixed, but it will take your attention to notify the loan bureau about bugs.

The earlier you review your loan, the better. A free copy of your loan history can be obtained at AnnualCreditReports.com. And if you also want your credibility, you have to make a payment. Creditors authorize a borrower on the basis of creditworthiness values obtained from information in loan-reporting. If a client signals serious interest in a mortgage, many creditors will provide free preliminary information.
